Do I need a Property Condition Assessment or a Commercial Property Inspection?

Typically utilized for larger commercial properties such as industrial buildings, apartment complexes, medical facilities, warehouses, hotels, etc. or when required by a lender, a Property Condition Assessment is “financially focused”. The Property Condition Report (PCR) provides both immediate and long-term expenditure estimates for major building components and systems. It also addresses major areas of deferred maintenance, such as recoating the roof, parking lot sealing, etc. It is more high-level in the sense that the focus is on the overall condition and finances needed to maintain the property.

A Commercial Property Inspection is best suited for smaller commercial buildings such as storefronts, mixed-use buildings, medical & dental offices, and smaller apartment complexes. The inspection and resulting report do not include costs, but instead focus on a detailed evaluation of needed repairs.

Whereas the Property Condition Report is often required by lenders because of the focus on financial impact, the Commercial Property Inspection focuses on safety, defects, and minor maintenance items.
