While stucco is a great decorative surface option for many local homes, most stucco applications completed within the past 15 to 20 years are improperly installed. In fact, it is estimated that more than 90% of all stucco applications in the Northeastern United States, installed within this time frame, are improperly installed. When stucco is not installed correctly, it can lead to leaks, mold, and structural damages. Of course, many of these problems may be unknown to a homeowner until it’s too late to fix.
Stucco issues go unseen because of the damage is inside the wall. A professional stucco inspection can help detect these issues, and in some cases, the problems are found early enough that the stucco does not need to be removed. However, if untreated for too long, the surface may need to be taken off, or a section of the house may even need to be torn down.
WHAT IS A STUCCO INSPECTION?
Liberty Inspection Group offers intrusive Delaware County stucco testing on homes and buildings that are coated with stucco. If you need a stucco inspection, one of our home inspectors will first complete a visual inspection, determining the type of siding used and if it was installed properly, as well as checking problem areas, like windows, doors and gutters.
After completion of the visual stucco inspection, we may move forward with moisture testing. In order to get an accurate reading, stucco inspections involve drilling two small holes into the surface so that a moisture meter can be inserted to determine moisture levels. Liberty Inspection Group inspectors complete moisture testing in spots deemed problem areas in the visual inspection. The inspection may also require checking a few windows and some locations under the roof.
Using the moisture meter will give more insight into the condition of your home’s stucco. In some cases repairs might be simple, but in other cases it can be costly and time consuming to fix an improper stucco installation.
