New Construction Inspection

Many people don’t realize the importance and value of inspecting new construction homes. Even new homes have issues and problems. Because buyers will be the first occupants of a newly built home and the systems have never been operated regularly, unseen issues would otherwise not be noticed. One of the biggest advantages of purchasing a new construction home is not having to make any repairs when you move in. Skipping a home inspection can mean having to deal with the headache of repairs and having to go back to your builder when all you want to do is enjoy your new house.

Many clients who are involved from the beginning of the home building process opt to take advantage of both a pre-drywall and finished new construction inspection. One of the biggest advantages a buyer purchasing new construction has is the inspector’s ability to literally see behind the walls.

Most reputable builders honor a 12-month warranty on the homes they construct. Think of it like a bumper to bumper car warranty. We strongly recommend an “11-Month Warranty Inspection” where we can make a “punch list” of items for your builder to fix before your warranty expires.

Purchasing a new construction property can be an exciting and rewarding experience. Be sure to protect your investment and keep your builder accountable by utilizing all of the new construction inspections that are available to you.
