inspection "Need to knows"
Attendance is encouraged!
We recommend attending your inspection for the duration. Following your inspector and asking questions is encouraged! This is your future property and you are paying for the inspector’s time and expertise, so we want you to get the most out of it. If you can’t be there for the whole thing, try to attend towards the end so the inspector can go over the summary with you in person.
If attendance isn’t possible, that’s okay! The inspector can schedule a call with you to review everything.
How long will it take?
Most inspections take 2 to 3 hours. The time it takes depends on the size and age of the home.
Do i need other services?
The inspections or testing you need depends on the home you’re purchasing. The “core” services we recommend for most properties in addition to the home inspection are:
- Termite / Wood Destroying Organism Inspection
- Radon Testing
- Sewer Line Inspection
Other services such as well water quality testing, air quality for mold testing, or stucco inspection will depend on the home or property’s unique features. Additionally, some clients opt for a reinspection of the property to check on repairs that are made during the negotiation process. when will i get the report?
I received my report. now what?
Even though the inspector has explained things on site it can feel scary or overwhelming to see it in writing. All houses have “issues” and items in need of repair or replacement. If you aren’t sure about something or have questions, don’t hesitate to reach out to your inspector. They will be able to help put things in perspective. Your Realtor can also be a great resource for navigating the inspection findings.
